What are the starting prices?
Glass rooms start from £9,540 for 3 × 3 m, £11,400 for 4 × 3 m, £14,920 for 5 × 3.5 m and £16,980 for 6 × 3.5 m; a roof-only 4 × 3 m veranda starts from £4,800. These prices include installation across the UK, without regional surcharges.
Is installation included across the UK?
Yes, installation by our own team is included across the UK, with no regional surcharges.
How are payments staged?
You pay a 35% deposit, followed by 35% after the aluminium is installed and the remaining 30% after the glass is installed.
When is my final price confirmed?
Your initial price is an estimate. Once you’re happy with it, we visit to measure and confirm your fixed price in writing. Send a photo and approximate dimensions to get started.
Installation
What is the lead time?
Installation takes 2–8 weeks, depending on the size of the structure – smaller builds are simpler and quicker. We confirm the schedule for your order.
When do you visit to measure?
We start with an estimate from your photo and approximate dimensions, then a call to talk it through. We arrange the site visit once you’re happy with your estimate – that is when we measure, check the site and confirm your fixed price.
What warranty is included?
Your structure includes a 7-year warranty on the aluminium and a 3-year warranty on the glass.
Planning
Do I need planning permission?
Planning requirements depend on the design and location of your structure. Many single-storey glass rooms and verandas at the back of a house can be built without a full planning application, but every property is different. To be sure, please check with your local planning authority before you order – the Planning Portal is a helpful place to start.
Does the size of my structure matter for planning?
Size is one of several things that can matter, together with the design and the location of your home. Your local planning authority can confirm what applies to your property.
Technical details
What width can I choose?
Any width you like. As the structure gets wider, we simply add support posts along the front (about every 4 m), and confirm their positions with you at the site visit.
What is the maximum depth?
Our glass rooms and verandas can be up to 5 m deep.
Can I choose the frame colour?
Yes. Any RAL colour is included in the price, with no extra charge.
Can I use my glass room all year round?
Yes – many of our customers use their glass room all year round.
